Effective November 6, 2026. PMCS stands for Preventive Maintenance Checks and Services.

Plain-English promise: these terms exist so you know exactly what your plan includes, what it doesn't, and what happens in every situation, before you ever pay. By subscribing online you agree to these terms. Questions about any line? Call or text (480) 788-1638 before you sign up.

1. What PMCS is, and what it is not

PMCS Home Care is a scheduled maintenance service plan performed by a licensed general contractor. It is not an insurance policy, not a home warranty, not an extended warranty, and not a service contract that pays to repair or replace systems when they fail. We maintain your home, document its condition, catch developing problems early, and quote repairs at member rates; we do not cover the cost of breakdowns.

Good maintenance lowers the odds of failure, but no maintenance program can prevent every failure or find every hidden defect. We are not responsible for failures of your home's systems or for conditions we did not detect; our visits check the items on your plan's printed checklist, and anything else we notice is reported as a courtesy.

2. Your plan

Your membership includes four quarterly maintenance visits per year, auto-scheduled, with a photo visit report emailed after every visit. The visit report documents the services performed and conditions we happen to observe during the visit; it is not a home inspection. Your plan's included work is exactly the printed checklist for your tier (Essential, Complete, or Premier), performed at the home address on file, and nothing implied beyond it.

The Essential leak inspection is a visual check of accessible fixtures and connections (faucets, under-sink areas, washer connections, water heater surround, exterior hose bibs); it does not include pressure testing, leak detection equipment, or inspection behind walls or underground. Faucet screen service is a flow check at every tap with replacement of clogged standard aerators, up to 2 per visit; hidden or recessed aerators, specialty finishes, and non-standard sizes are customer-supplied or billed at cost.

Annual checklist items run once per membership year on a seasonal schedule (Premier roof inspection each fall; Premier outdoor AC cleaning each spring; Complete/Premier water heater flush and dryer vent deep cleaning on their designated visits).

Materials we include: standard 1" HVAC filters, detector batteries, and standard replacement aerators on every plan; for Complete and Premier, softener salt up to 2 bags per visit, the listed plumbing and irrigation parts including standard drip emitters, and interior caulk in white, tan, or gray; for Premier, one door weather seal kit per year and exterior caulk in white, clear, gray, almond, or clay. Specialty materials (4" media filters, fridge/RO cartridges, light bulbs, custom caulk colors, non-standard parts) are customer-supplied or billed at cost.

3. The 15-minute rule and scope limits

Any single included task is capped at approximately 15 minutes. Anything larger is quoted at your member rate before any work starts, including: specialty toilets (Toto, canister, tower, pressure-assist, wall-hung), drain clearing requiring a snake or auger, full re-caulking of a wet area, vaulted or two-story fans, tankless water heater service, garage door spring, roller, or opener repairs, and AC coil chemical or deep cleaning.

Premier garage door service is lubrication of rollers, hinges, and track; it does not include adjustment or repair. Drip system service covers exposed lines only and includes replacement of standard emitters; no digging is included, and any leak repair, buried line, valve, solenoid, or controller work is quoted at your member rate. Premier exterior caulk and stucco touch-up covers areas safely reachable from the ground or a standard ladder, in white, clear, gray, almond, or clay; caulk is paintable once dry, and painting can be quoted at your member rate. Premier exterior lighting service covers fixtures mounted on the house, including ladder work; low-voltage and standalone landscape lighting systems are excluded.

If we encounter suspected asbestos, lead paint, mold, or another hazardous material, we stop work in that area and refer you to the appropriate specialist; remediation is never part of a plan.

4. Aging equipment, and water heaters specifically

Maintenance sometimes reveals age. A shutoff valve that has not been turned in twenty years, a corroded hose bib, or a drain valve crusted with calcium can leak or fail during normal, careful servicing, not because of the servicing, but because the component was already at the end of its life. We are not responsible for the failure of worn, corroded, or end-of-life components during normal service. When we find one, we photograph it, tell you plainly, and quote the replacement at your member rate.

Water heaters are the clearest example. Heavy calcium buildup can prevent a tank from draining, clog the drain valve, or keep it from resealing after a flush. If your tank will not drain properly or is in poor condition, we may skip the flush at our discretion, because a tank in that state is past the point where flushing helps, and we will recommend replacement instead. The annual flush applies to tank units in serviceable condition.

5. Visits stay on schedule, and the visit-found work benefit

PMCS visits are dedicated to your plan's checklist, which is how every member's visit starts on time and stays on schedule. Anything beyond the checklist, including work discovered during the visit, is quoted on the spot at member-rate labor (15% off labor; materials at our standard pricing). Work quoted from a plan visit is not subject to our standard $200 service minimum. Small repairs may be completed during the visit when time allows, at our discretion; everything else is scheduled as its own appointment.

6. Billing

Quarterly plans bill automatically every 3 months (Essential $119.85, Complete $209.97, Premier $299.97). Annual plans bill yearly at Founding Member rates (Essential $399.96, Complete $699.93, Premier $999.90), limited to the first 40 member homes. A Founding Member's rate remains locked for as long as the membership remains continuously active. Standard prices are otherwise subject to change before any renewal; members receive advance notice. Memberships renew automatically until cancelled.

Each quarterly payment covers one visit cycle. Visits are scheduled within their cycle and do not accrue, roll over, or convert to credit. If a payment is declined, we will let you know; if payment information is not updated within 30 days, the membership may be paused or cancelled.

7. Plan changes and cancelling

Change plans anytime from your Manage My Plan page: upgrades take effect immediately with no mid-cycle charge and the new rate begins at your next billing date; downgrades take effect at your next billing date. Cancel anytime from the same page. Quarterly memberships run through the end of the paid quarter and do not renew; nothing further is owed or refunded. Annual memberships are prepaid for the full year: cancelling stops the renewal, the membership runs through the prepaid year, and payments are not refunded in whole or in part. Memberships transfer to a new home within our service area or to your home's buyer; a transferred Founding rate stays with the membership, not the address.

8. Appointments, access, and safety

We send reminders before every visit. By subscribing and providing your phone number, you agree to receive service and appointment texts and emails about your membership; reply STOP to any text to opt out of marketing messages, per our Privacy Policy. Your first missed appointment or same-day reschedule is forgiven; each additional occurrence within 12 months is $45.99. An adult 18+ or a documented access arrangement (garage or gate code on file) is required for interior work. Water, electricity, and gas must be on for us to perform the checklist. Please secure pets during visits.

Roof and exterior work happens only in safe conditions; wet tile, high wind, or storms reschedule those items to the next safe opportunity, usually within days. We may decline or pause service where conditions are unsafe, including structural hazards, pest infestations, biohazards, or threatening behavior; we will tell you why and what would let us resume.

9. Photos and recording

We document our work. Appointments are photographed, including before and after photos, and portions may be video recorded, to document the services performed, keep your home's file accurate, and support quality and training. These records are stored in your home's file. Some job footage also becomes content for our YouTube channel and social media; when it does, we keep it anonymous, no address, no faces, nothing personal, and we will not publish footage that identifies your home or your family without asking you first. If you'd rather your home never appear in content at all, tell us anytime and your footage stays documentation-only.

10. Our workmanship

Work we perform is warranted against workmanship defects per the warranty stated on its invoice; warranty service on our own work is free within that window. A new or unrelated issue is a new service call.

11. Liability

To the fullest extent Arizona law allows, we are not liable for consequential, incidental, or indirect damages arising from the membership, and our total liability for any claim arising from the membership is limited to the amounts you paid for the membership in the 12 months before the claim. Nothing in these terms limits liability that Arizona law does not permit to be limited.

12. General

Membership benefits apply to the home address on file and the household living there. We may decline to renew any membership at our discretion. These terms are governed by Arizona law, and any dispute belongs in the state courts of Arizona, including small claims court. If any provision is found unenforceable, the rest remain in effect. These terms, your tier checklist, and your signup confirmation are the entire program terms. Subscribing online constitutes acceptance of these terms.
